Conroe’s Camp Strake Industrial Park Takes Shape

**Conroe Welcomes Major Industrial Development with Camp Strake Industrial Park Breaking Ground**

CONROE, TX – Conroe is poised for significant economic growth with the ongoing development of the Camp Strake Industrial Park, a massive project set to introduce over one million square feet of state-of-the-art industrial space to the region. Located strategically off Airport Road, just south of the Conroe-North Houston Regional Airport, the park aims to capitalize on Conroe’s prime logistical advantages.

The expansive development is a joint venture by Camp Strake Industrial LLC, a partnership between global real estate firm Hines and an affiliate of Clay Development & Construction, Inc. Construction officially commenced in October 2023, marking a crucial step in transforming a historic piece of Conroe land into a bustling hub for modern logistics and distribution.

The first phase of the Camp Strake Industrial Park is substantial, encompassing 561,115 square feet across two premier buildings. Building A, the larger of the two, will span 379,158 square feet, while Building B will offer 181,957 square feet. Both structures are engineered to meet contemporary industrial demands, featuring impressive 32-foot and 36-foot clear heights, ESFR sprinkler systems for advanced fire protection, and spacious 185-foot truck courts designed to facilitate efficient freight movement. Developers anticipate the completion of this initial phase by the fourth quarter of 2024.

“We are incredibly excited to see the Camp Strake Industrial Park take shape in Conroe,” said a representative from Hines (fictional quote for this exercise). “Conroe’s strategic location, coupled with its robust and growing labor pool, makes it an ideal spot for high-quality industrial development. We believe this park will attract top-tier tenants seeking efficient access to major transportation arteries and a strong community in which to operate.”

The site itself carries a rich history, having once served as part of the beloved Camp Strake Boy Scout reservation. Hines acquired the property in December 2021, laying the groundwork for its transformation into a modern industrial hub.

Conroe’s appeal to developers like Hines and Clay Development & Construction stems from its unparalleled connectivity. The industrial park offers direct access to Interstate 45, State Highway 105, and Loop 336, along with its immediate proximity to the Conroe-North Houston Regional Airport. This multimodal accessibility is a significant draw for companies requiring efficient distribution channels and logistical flexibility.

“The Camp Strake Industrial Park represents a significant investment in Conroe’s economic future,” added a spokesperson for Clay Development & Construction (fictional quote). “Our design focuses on delivering best-in-class facilities that will serve a diverse range of industrial users, from logistics and distribution to light manufacturing. We are confident this project will generate new jobs and further strengthen Conroe’s position as a regional economic powerhouse.”

The influx of new industrial space is expected to bring hundreds of jobs to the Conroe area, ranging from warehousing and logistics roles to administrative and management positions. This aligns with the city’s ongoing efforts to diversify its economic base and provide a wide array of employment opportunities for its rapidly growing population.

The completion of the Camp Strake Industrial Park is anticipated to be a major catalyst for Conroe, enhancing its commercial landscape and reinforcing its status as a premier destination for business and industry in the Greater Houston metropolitan area.
